A barndominium project has two distinct parts. Gosman builds the post-frame shell, and you choose the contractor who completes the living space.

In the shell we build

- Steel roof, siding, trim and wainscot
- Exterior doors — overhead, sliding and walk-in
- Windows, where you want them
- Porches, overhangs and cupolas
- Thermaguard insulation and vapor barrier
- Concrete floor
Completed by your interior contractor
- Interior framing and partition walls
- Plumbing, of any kind
- Electrical, of any kind
- HVAC and ductwork
- Insulation for living in — ours is a vapor barrier, not a thermal spec
- Drywall, flooring, cabinets, trim, paint
- Septic, well and utility connections
- Design, floor plans and permits for the living space
You will need an interior contractor or qualified trades for the items in this list. The right information before you price the shell helps you plan the whole project.
Getting the shell right for what comes after
Bring your interior contractor, designer, or plan into the conversation before you finalize the shell. Coordination before the pour can help prevent expensive changes later.
On the exterior, you can tailor the look with wrap-around porches, board-and-batten siding, standing-seam roofing, wainscoting, cupolas, and coordinated paint codes.
Questions people ask
- What exactly is a shell?
- When we hand it over you have a dry, lockable building with a finished exterior, ready for your interior contractor.
- Who does the rest?
- A general contractor, or you, coordinating the trades. Talk to them before you order the shell. Where the plumbing runs, where the stairs land and where the windows sit are decisions that get expensive after the concrete is down.
- Is the Thermaguard you install the same as house insulation?
- No. Thermaguard is a vapor barrier intended to help manage condensation on steel. It is not a complete insulation plan for a home; that belongs with the interior design and your interior contractor.
- Can I see one you have built?
- Our gallery features photos of completed projects, and we can also provide local addresses if you would like to view nearby buildings in person.
